Everyday there is the oppurtunity to visit some of the most beautiful spots of Umbria and Tuscany. It is the ideal location for relaxing and visiting enchanting villages of Umbria: Perugia, Assisi, Orvieto, Todi, Spoleto, and Gubbio. Tuscany is right next door, starting with the village of Cortona, making it ideal for experiencing the wonders of Italian cooking and wines. Italians come to resort town of Passignano, situated below Il Borgia, for its charming lakefront embarcadero where restaurants line the shore and ferries take visitors to the interesting islands dotting the lake. This provides an ideal location for guests to blend with the locals and enjoy Italy's most charming roots like a native. At guests' disposal: The beautiful yard with the stone made barbecue, can be enjoyed by all the guests so as the swimming pool (12mx6m dwepth 1.20 open from 1 of June to 15 September). The location was great, views of the lake were nice, the buildings on site were pretty but that's about it. Proximity to the town of Passignano was good. The property however was not maintained well at all. The steps, walkways and courtyards needed to be swept of gravel and plant debris and the landscape was very weedy. The property was very untidy and unkempt. There were bugs everywhere outside and inside the unit (centipedes, ants, spiders, flies, wasps) and got stung several times by wasps. We could not enjoy the patio or the pool because of the wasps. We could not even open the windows and doors for some air because of the bug issue which made for an extremely hot and muggy unit and several sleepless nights. Kitchen was poorly stocked with kitchenware. Bathroom was tiny. Bedroom size was decent but top cover tattered and torn. It's as if the owners really don't care to have guests stay there. Not surprisingly this entire complex was empty in the middle of July. I have stayed at various agriturismi in Tuscany and Umbria so I have a benchmark and this did not meet my expectations at all. I would absolutely not recommend this place to anyone, nor would I return. Helen F. Everyday there is the oppurtunity to visit some of the most beautiful spots of Umbria and Tuscany. It is the ideal location for relaxing and visiting enchanting villages of Umbria: Perugia, Assisi, Orvieto, Todi, Spoleto, and Gubbio. Tuscany is right next door, starting with the village of Cortona, making it ideal for experiencing the wonders of Italian cooking and wines. Italians come to resort town of Passignano, situated below Il Borgia, for its charming lakefront embarcadero where restaurants line the shore and ferries take visitors to the interesting islands dotting the lake. This provides an ideal location for guests to blend with the locals and enjoy Italy's most charming roots like a native. At guests' disposal: The beautiful yard with the stone made barbecue, can be enjoyed by all the guests so as the swimming pool (12mx6m dwepth 1.20 open from 1 of June to 15 September). Next to the central yard, that we call Piazza of Monteluce, there is the shared big dining/living room with INTERNET WI-FI (free of charge). The location was great, views of the lake were nice, the buildings on site were pretty but that's about it. Proximity to the town of Passignano was good. The property however was not maintained well at all. The steps, walkways and courtyards needed to be swept of gravel and plant debris and the landscape was very weedy. The property was very untidy and unkempt. There were bugs everywhere outside and inside the unit (centipedes, ants, spiders, flies, wasps) and got stung several times by wasps. We could not enjoy the patio or the pool because of the wasps. We could not even open the windows and doors for some air because of the bug issue which made for an extremely hot and muggy unit and several sleepless nights. Kitchen was poorly stocked with kitchenware. Bathroom was tiny. Bedroom size was decent but top cover tattered and torn. It's as if the owners really don't care to have guests stay there. Not surprisingly this entire complex was empty in the middle of July. I have stayed at various agriturismi in Tuscany and Umbria so I have a benchmark and this did not meet my expectations at all. I would absolutely not recommend this place to anyone, nor would I return. Helen F.
